South Bay Appraisal Group is a licensed residential real estate appraisal firm. We appraise real estate in San Mateo and Santa Clara counties. If you are buying or selling residential real estate, need a date of death appraisal, considering financing options, or need an opinion of value for estate planning, divorce settlement, property tax appeal, or proposed construction, we have the experience, the resources and the expertise to ensure you receive an appraisal that is clear, well documented and supported by market extracted data.
Owner
Chris Sprohge, the owner of South Bay Appraisal Group, has 25+ years of experience appraising residential real estate in the San Francisco Bay Area and holds a Bachelor of Science in Mechanical Engineering Degree from the University of Texas.
Our Process
Our appraisal process is thorough and detailed, involving extensive research and analysis to ensure the most accurate valuation possible.
Preparing for Your Appraisal inspection
Provide a list of current updates:
Make sure to note things that are not readily apparent such as updated plumbing and/or electrical work. Provide the approximate date and cost of kitchen and/or bathroom renovations.
Ensure the appraiser has access to the entire dwelling:
Either unlock one or both gates or open the garage door for backyard access.
The appraiser will start the inspection by measuring as much of the exterior of the dwelling as possible.
For two or more stories, some interior measurements may be required.
Open interior doors:
For sanitary reasons, have the interior doors open so the appraiser can move about the house without touching the surfaces.
Appraisals ordered for lending purposes:
If the appraisal is being ordered for lending purposes, the home should be compliant with current building codes. The water heater should be double strapped and the carbon monoxide/smoke detectors should be installed and functioning.
Feel free to share recent sales or listing activity with the appraiser:
Was there a recent sale in the neighborhood that was sold “off-market” or is there a current for "sale by owner"? These transactions may not show up in the MLS data search.
